As we head into the final stretch of 2025, I want to share something I’ve seen time and again over my 23 years in real estate—the fourth quarter can quietly be one of the best times of the year for buyers to make their move.

Let me explain why.

1. Interest Rates Are Finally Trending Favorably

After a few years of volatility, we’re starting to see encouraging signs that interest rates may ease up heading into year’s end. While the Fed hasn’t made any sweeping moves yet, bond markets are hinting that the days of 7–8% mortgage rates might be behind us. Even a small reduction in rates can make a meaningful difference in monthly payments and long-term affordability. For buyers who’ve been sitting on the sidelines waiting for a sign—this might be it.

2. Seasonal Slowdown = More Negotiating Power

Historically, the fall and early winter months see fewer buyers out shopping. Families are settled back into school routines, and the holidays start to take center stage. That quieter marketplace can actually work to your advantage. Sellers who keep their homes on the market through October, November, and December tend to be more serious and motivated. They’re often relocating, downsizing, or have already bought another home—and that can create opportunities for buyers to negotiate on price, repairs, or even seller credits toward closing costs or rate buy-downs.

3. Home Prices Often Level Off (or Dip Slightly)

We’ve had a strong year of appreciation in Huntington Beach and across much of Orange County, but as the year winds down, pricing momentum typically cools. Sellers who tested the market at peak summer prices may start making reductions to attract the right buyer. For buyers planning a move next year, acting now means you’ll avoid competing with the usual January-to-April rush.
