19 Years in Huntington Beach: Real Estate Built on Relationships, Trust, and Referrals

For the past 19 years, I have had the privilege of living and working as a Huntington Beach Realtor, helping local homeowners, buyers and families navigate some of the biggest real estate decisions of their lives.

Over the course of my real estate career, 25 years, I have been fortunate to help families through 335 home sales throughout Orange County. Of those, 96 have been right here in Huntington Beach—representing 60 sellers and 36 buyers.

Those numbers mean a lot to me. But what matters even more are the stories behind them.

Every transaction represents someone making a decision about the next chapter of their life.

Real Estate Usually Starts With a Life Change

People rarely wake up one morning and randomly decide to sell their home.

Something changes.

A couple has another child and suddenly the house that once felt perfect feels a little too small.

Parents become empty nesters and realize they no longer need the stairs, bedrooms, yard, or maintenance that made sense twenty years earlier.

Someone inherits a home from a parent and is suddenly responsible for making decisions about a property while also dealing with the emotions and responsibilities that come with settling an estate.

Others simply decide it is time for something different.

Those are the moments when real estate becomes much more than buying or selling a house.

It becomes a conversation about what comes next.

60 Huntington Beach Sellers. 36 Huntington Beach Buyers.

During my years living and working in Huntington Beach, I have represented 60 local homeowners selling their properties and helped 36 buyers purchase homes here.

That experience has taken me throughout Huntington Beach—from longtime neighborhoods and family homes to condos, townhomes and coastal properties.

But experience isn’t simply knowing what homes have sold for.

It means understanding the questions people are really asking.

Should we sell now or wait?

Should we remodel before we sell?

What improvements actually matter to buyers?

Can Mom or Dad continue living here safely?

Would a single-level home make more sense?

What do we do with an inherited property?

How do we prepare a home that has been in the family for decades?

Those questions don’t always have a one-size-fits-all answer.

Sometimes the best advice is to sell.

Sometimes it is to wait.

Sometimes it is to make improvements.

And sometimes the best decision is to do very little at all.

My job is to help people understand their options so they can make a confident decision.

A Business Built Primarily by Referral

One of the things I am most grateful for is that much of my business has been built through referrals and repeat relationships.

Clients introduce me to their parents.

Friends introduce me to neighbors.

Past clients call when their children are ready to purchase their first home.

Business owners and professionals refer coworkers or customers who mention that something is changing with their housing situation.

Over time, you stop simply being someone’s Realtor.

You become someone they call when they have a real estate question—even when they aren’t planning to move.

That is exactly the kind of relationship I want to have with the people I serve.

Helping Families With Inherited Homes and Estates

One area of my business that has become increasingly important is helping families deal with inherited homes and estate properties in Huntington Beach and Orange County.

These situations can be complicated.

There may be multiple heirs involved. The home may need repairs. Personal belongings may need to be sorted. Trust documents, attorneys, accountants, contractors and other professionals may all become part of the conversation.

Families are often trying to make financial decisions while simultaneously dealing with the loss of someone they love.

That is not the time for someone to simply say, “Let’s put the house on the market.”

The first step should be understanding the family’s goals.

Does the home need to be sold?

Should someone in the family keep it?

Should improvements be made?

Would selling it as-is make more sense?

What professionals need to be involved before a decision is made?

My role is often to help families organize those questions and connect them with trusted resources so they can determine the best path forward.

Sometimes the Right Move Is a Bigger Home

Another common conversation I have is with families who have simply outgrown their home.

Maybe the starter home worked beautifully when there were two people.

Then came children.

Then came toys.

Then came homework areas, home offices, sports equipment and visiting grandparents.

Suddenly another bedroom, a larger kitchen or a backyard starts looking pretty attractive.

Moving up is not simply about buying a larger house.

It is about understanding how that move fits into the family’s finances, lifestyle and long-term plans.

And Sometimes the Right Move Is Smaller

At the other end of the spectrum are homeowners who realize they simply don’t need as much house anymore.

Their children have moved out.

The upstairs bedrooms rarely get used.

The yard requires more attention than they want to give it.

And stairs that once seemed insignificant may become something they would rather avoid altogether.

For many homeowners, the goal becomes finding a single-level home that offers comfort, convenience and the ability to remain independent for many years.

The best real estate decision at this stage of life isn’t necessarily about maximizing square footage.

It is about designing the next chapter well.

Huntington Beach Is Home

After 19 years living here, Huntington Beach is not simply a market that I study.

It is the community where I live, work and build relationships.

I understand why people want to live here.

The beach is certainly part of it.

But Huntington Beach is also made up of neighborhoods, schools, parks, small businesses, longtime residents, families raising children and people who have spent decades building their lives here.

That local perspective matters when helping someone decide whether to buy, sell, stay, remodel, downsize or move somewhere new.

My Goal Is Simple: Be the Person You Can Call

Real estate doesn’t always begin with a listing appointment or a home search.

Sometimes it begins with a question.

“Mike, what would you do if this were your house?”

That is one of the greatest compliments someone can give me.

Because before I am someone’s Realtor, my goal is to be their trusted real estate advisor and resource.

Whether you are considering selling your Huntington Beach home, searching for your next property, helping your parents transition to something easier to manage, dealing with an inherited home, or simply trying to understand your options, I am always happy to have the conversation.

There may be a transaction someday.

There may not be.

Either way, I am here to help.
